This project consisted of the conservation and adaptation of a six storey 1920s former Tea Warehouse, to provide high quality commercial office accommodation. This heritage building owned by Sydney Harbour Foreshore Authority, contained industrial relics from its former life including tea chest elevator, dumb waiters, goods lifts and spiral chutes. The new office area was designed to respect these elements. A new foyer was created in the southern light well, along with three new lifts and a series of glazed bridges were introduced to serve the building.

New services were provided throughout including air conditioning, data and electrical, fire sprinklers and hydraulic services. A fire-engineered approach was taken to the provision of fire safety. This adaptive reuse and conservation works together with the retention of historic artefacts from its former teahouse use has resulted in a successful commercial project securing the future of the building.
